A: Yes! Tenants with six-month or one-year leases receive two weeks of rent-free vacation time per lease term.
Vacation requests must be submitted to management at least 14 days in advance. Vacation time must include a minimum of three consecutive non-working days and is subject to the terms of the lease agreement.
A: Yes! Tenants are welcome to personalize their suites with their own furniture, equipment, and décor.
During the mandatory three-month trial, permanent alterations such as painting, drilling, wall mounting, or installing fixtures are prohibited.
After successfully completing the trial, tenants may request approval for permanent modifications. All modifications must receive prior written approval from management.
Daily, week-to-week, and booth renters are not permitted to make permanent alterations.
A: To secure a suite or booth at DollHouse & Co., prospective tenants must complete our leasing inquiry form, receive management approval, sign the appropriate rental agreement, and pay the required security deposit and initial rental payment.
All new long-term suite tenants begin with a mandatory three-month trial lease. Keys and access credentials are provided once all leasing requirements have been satisfied.
A: Upon successful completion of the mandatory three-month trial, tenants may qualify to transition into a three-month, six-month, or one-year lease, subject to management approval and availability.
Eligibility for continued leasing is based on rental payment history, compliance with salon policies, professionalism, and overall conduct during the trial period.
During the trial, a styling chair, mirror, and cabinetry are provided at no additional charge.
After the trial, tenants may choose to continue using the provided furnishings for an additional fee added to their selected lease rate or furnish their suite with their own equipment at no additional equipment charge.
Lease rates and terms will be reviewed before signing a new agreement. Successful completion of the trial does not guarantee lease renewal.
Yes. Security deposits are refundable, subject to the terms of your signed lease agreement and applicable Missouri law.
To qualify for a full refund:
Any lawful deductions will be itemized, and the remaining deposit will be returned within the timeframe required by Missouri law.
Early termination may result in additional financial obligations under the lease agreement.
A: Rent is due every Saturday. A two-day grace period is provided, making Monday the final day to pay without additional late fees.
Tenants are encouraged to communicate with management immediately if they anticipate payment difficulties.

A: Yes. All tenants at DollHouse & Co. are required to maintain active professional liability insurance throughout their rental agreement.
Tenants must provide proof of coverage and list DollHouse & Co. as the Certificate Holder on their insurance policy.
Insurance must remain active for the entire lease term. Failure to maintain coverage or provide updated documentation may result in a $10 daily noncompliance fee, as outlined in the lease agreement.
This requirement helps protect our independent beauty professionals, their businesses, and the facility.
A: Yes. Suite sharing may be permitted with prior written approval from DollHouse & Co. management.
All individuals sharing a suite must be approved by management, meet applicable professional licensing and insurance requirements, and be listed on the rental agreement.
Unauthorized suite sharing, subleasing, or allowing another professional to operate under your access credentials is strictly prohibited.
All approved occupants must comply with DollHouse & Co.’s leasing terms, facility policies, and professional standards.
A: DollHouse & Co. maintains a professional, safe, and comfortable environment for all beauty professionals and their clients.
Children are permitted only when receiving a scheduled service or when properly supervised by a responsible adult.
Additional guests who are not receiving services are not permitted to remain in the salon or common areas.
Tenants are responsible for ensuring their clients and visitors comply with all facility policies.

A: Yes! DollHouse & Co. offers 24/7 facility access to eligible suite tenants, allowing beauty professionals the flexibility to establish their own business hours and accommodate their clients’ scheduling needs.
Approved tenants receive secure access credentials upon completion of all leasing requirements.
Daily, week-to-week, and booth renters may have different access privileges based on their rental agreements.
For the safety and security of everyone, access codes and keys are strictly for authorized tenants and may not be shared with clients, guests, or unauthorized individuals.
All tenants must follow facility security procedures, including properly securing entrances and their individual suites when entering or leaving the premises.
A: Yes. All beauty and wellness professionals operating at DollHouse & Co. must hold a valid professional license or registration when required by Missouri law for the services they provide.
Professionals must maintain their credentials in good standing throughout their rental agreement and provide documentation upon request.
DollHouse & Co. welcomes licensed cosmetologists, hairstylists, barbers, nail technicians, estheticians, massage therapists, braiders, and other qualified beauty and wellness professionals.
For services that do not require an individual professional license under Missouri law, management will review eligibility based on the services offered and applicable regulations.
DollHouse & Co. may provide guidance to help professionals understand applicable licensing requirements. However, each tenant is responsible for maintaining the credentials and approvals required to operate their business legally.
